Investment preparation

Investment project is realized in several steps depending on whether the investor is either local or foreign company.

The foreign investor has mostly its investment well-defined, its main attention is paid to the project location and environmental protection requirements in the beginning of the investment process. On the other hand, the local investor knows the background very well and its attention is paid to the project economy defined in a feasibility study - necessary part of the project investment preparation - in the starting stage of the investment process. Its result affects next steps of the investor.

Subsequently after the acceptable result of the feasibility study, the assessment of the environmental impacts of the project is processed. Concurrently, the planning permit documentation is started to be prepared pursuant to the public notice 503/2006 Coll., then the planning permit procedure connected with granting all necessary permits follows to be finished by a decision on the project location conditioned by positive statements from authorities on the environmental impact assessment.

Accordingly, the building permit procedure proceeds preceded by the more detailed preparation of the building permit documentation submitted with an application for its granting according to the public notice 499/2006 Sb.

The tender documentation, containing usually both contracting and technical requirements for the work performance including the bill of quantities and technical specifications, is prepared for the selection of a building contractor and tender arrangement. After the selection of the contractor a technical supervision of the investor is carried out so that the conformity between the project documentation and the work performance may be guaranteed, above-all in its technical quality part of the work. It is particularly time, quality, safety, environmental protection and cost budget management.

Part of our clients orders a more demanding technical supervision in the form of the project management. The project management involves permanent presence in the site.

The last phase of the project is putting the project into operation including acquiring all necessary permits and assurance of the final building approval. After the final building approval is received, an activity connected with the possible defects removal will take place during the guarantee period.
